Land planning & entitlement
Our entitlement service entails representation of property owners and developers seeking governmental approvals for all types of real estate development projects, including, but not limited to, master planned communities, complex-planned unit developments, vertical mixed-use projects, regional and local shopping centers, apartment complexes, condominiums, office and industrial parks. Most recently, we have obtained approvals for projects located in suburban, urban and redevelopment infill areas.
Our organization offers extensive experience with the development processes and regulations of municipalities and counties. On our clients’ behalf, we interact with governmental, technical and legal staff. We also confer with and appear in public hearings before city councils, county commissioners’ courts, zoning and planning commissions and environmental boards. We have established relationships with regional and local environmental interest groups, neighborhood associations and other special interest advocacy groups, and we have a record of successfully working with these groups throughout the development process.
We have pursued and obtained municipal approvals for processes including, but not limited to, annexation, zoning, development agreements, amendments to neighborhood plans and master plans, subdivision plats and site development plans. Furthermore, we have worked with state and federal agencies, including the Army Corp of Engineers, EPA, United States Forest Service, United States Wildlife and Fisheries, and the Colorado Department of Transportation, among others, to obtain approvals to continue development on land sites falling under their respective jurisdictions.
